Area Blanca offers the complete service from the inspection of the properties, finance, legals, currency, utility connections, furniture packs,day-to-day management and rentals (if required)

1.Property Choice

​

Area Blanca have an extensive range of Bank Repossessions direct from the Bank at unrepeatable prices.

 

 

We assist you in your property choice, whether for your own use, or purely an investment. Nowadays we can offer a great illustration of the property via photos, Google Maps , floor plans and video allowing our clients to really get a feel before travelling out to Spain.

 2. Property inspection

 

You can choose your property via the internet and we try to include as much information as possible on our site.  However, this is an important purchase and we always feel it’s better to pop over and view.

 

Our properties are all easily reached in under an hour by car from Alicante or Murcia international airports.  There are literally hundreds of flights from the UK each week from most UK regional airports – call us for help and advice.

 

We can assist with accommodation in hotels or apartments and naturally, we’ll collect you at the airport and show you around the properties.

3. Legal advice, Foreigners Identity Number (NIE) & Foreign Currency

 

Safe & secure purchase is vital.  Once you have selected your apartment or villa, we’ll introduce you to a reliable Spanish Lawyer (who speaks English) to ensure the property has fully legal Freehold Title (most apartments are Freehold in Spain) with no outstanding debts attached to your investment.

NIE:

All non Spanish property owners in Spain need a foreigner’s Identity Number known as an NIE (Numero de Identidad Extranjero) which is obtained from the local Police. 

We will help you complete the application forms, take the necessary (2) passport photos and pay the registration fee (less than 10€). Your legal representative can then collect the NIE on your behalf to save you hours of queueing!

 

Currency/Forex:

Area Blanca Estates recommends a qualified Foreign Exchange dealer who will organise your currency arrangements to ensure you get the best exchange rates to make the most of your money. Many purchasers save hundreds of Pounds.

4. Moving in

​

We've managed hundreds of move-ins. We normally ask you to give Power of Attorney to your lawyer to authorise him/her to sign your Title Deed (Escritura de compra-venta) on your behalf (This will save you hours of waiting). We can then arrange for connection of water and electricity and install appliances furniture, curtains etc plus that all important internet plus satelite TV if required, before your first visit.   When you arrive we'll have everthing in place. No stress, No hassle.

5. After Sales

After Sales Service – we continue to look after you and your Spanish home.

Our multilingual team in Spain is there to assist once you have completed your purchase.  For a small monthly fee of less than £23 per month We’ll make sure you keep all your utilities connected and services in place, check your property and arrange cleaning, maintenance, household insurance, car rental, airport pick-ups by reliable local taxis etc. Each year (May) we will arrange for a local accountant to prepare and submit your tax return (again this will save you time and hassle – it costs about 150€). 

6. Long term rentals

​

If you'd like to rent your property for the full winter season (Snow Birds) we can assist, assuring your holiday home is yours to enjoy for the peak months plus the bonus of a return to assist with the bills*
